Are you a wholesaler?

No. If I put your house under contract, my plan is to buy it myself. I’m not tying up the property so I can shop the contract around to another investor.

How quickly can you close?

When the title and closing requirements are ready, I can often close in 14–21 days. If you need more time, we can talk about a later closing date.

Do I need to make repairs first?

No. Call me before you spend money fixing it up. I buy houses as-is and can factor the repairs into my offer.

Do I have to clean out the house?

Usually not. Tell me what you want to leave behind and we can talk about it upfront.

Who pays for the repairs?

You don’t need to complete the renovation before selling to me. After closing, the repairs are mine.

Am I obligated to accept an offer?

No. Sending me the property information or receiving an offer doesn’t obligate you to sell.

Do you charge an agent commission?

I don’t charge an agent commission when I buy the property directly. Any other closing costs should be clear before closing.

Who will I be dealing with?

You’ll deal directly with me, Jonathan Small—not a national call center or a buyer network.

How do you decide what to offer?

I look at what similar homes nearby have sold for, the condition of your house, the repairs I’ll need to make, and what it will cost me to buy, repair, and hold it. Then I work out what I can offer.

Should I list with an agent instead?

Maybe. If your house is market-ready and your main goal is getting the highest retail price, listing with a good agent may be the better choice. If you care more about avoiding repairs, showings, commissions, or a long selling process, compare that option with my offer and decide which works better for you.
